Condominium Manager

Condominium Association seeks an organized, personable individual to serve as a year round, on-site condominium manager for a 52-unit building in Cape May, NJ.  The position approaches full time during the summer rental season (mid-June through mid-September), and is part-time the remainder of the year.  Though some duties can be completed online at an off-site location, the position requires an in-person presence throughout the year.


  • Two years of experience as a condominium manager or two years of related experience 
  • Associate’s degree in business management, real estate management, finance, or related field required. Bachelor’s degree in one of those fields preferred. Extensive condominium management experience will be considered in lieu of a degree. 
  • Excellent management, communication, record keeping, and organizational skills required
  • Ability to multi-task
  • Expertise in QuickBooks and Microsoft Office required 
  • Knowledge of WordPress, payroll, and rental software a plus
  • Willingness to learn additional software programs 
  • Background check required  


  • Invoice, collect, record, and deposit Association dues/assessments, rental season payments, pay vendors on time via QuickBooks, and submit biweekly payroll information
  • Hire/manage/supervise temporary summer and year-round support staff 
  • Use rental software to prepare and distribute leases for summer rental season, and to maintain records of individual unit rentals for the summer rental season
  • Ensure there is coverage for in-person weekly Saturday summer rental season check-in and check-out 
  • Assist renters with questions and problems, as they arise
  • Work with Board to monitor and follow Board-approved budget; contract, communicate, and coordinate with appropriate vendors; assist Board to ensure By-Laws of association are followed, schedule Association meetings twice per year, and attend all Board meetings 
  • Distribute notice of weekend meetings to all owners in October and April, attend Association meetings, and record minutes of the meetings
  • Ensure appropriate maintenance and inspection of all building equipment
  • Prepare annual budget in conjunction with Board treasurer, and assemble materials for accountant’s audit every three years 
  • Provide/Promote communications to members 
  • Be available for emergency calls along with other staff at the Tides
  • Act as a first-level mediator to help rectify any conflicts within the building
  • Update Tides Association website, as necessary
  • Assist new owners with questions and move-in processes
